Site Plan

Comments

1) The units

  • The units are all north south facing.
  • There is no west sun except for the balcony of unit 4 & 5.  But higher floors have landed property view from balcony.
  • Unit 1 & 8 are too close to Stevens Road which is a main road.
  • Estimated maintenance fee: 1-BR $480, 2-BR $480, 3-BR $560, 4-BR $640 (very high due to small number of units)

2) The layout

  • Ceiling height is a spectacular 2.8-metre.  But alas, the halls and rooms are really cramped.
  • Big balcony connecting living room and all bedrooms reduces usable space in bedrooms.
  • To make it look more spacious, 3rd bedroom is combined with living room in the 3-bedroom showflat.
  • Kitchen in 3-bedroom units have stove and sink on opposite sides.  Beware of dropping dirty plates in between!
  • For 1-bedroom + study and 2-bedroom units, an open kitchen is next to the main door.  No space to dry your laundry except the balcony, sorry.

3) The finishings

  • 6 x 6 marble flooring for halls and timber flooring for rooms.
  • All bathrooms come with marble flooring.
  • High class fittings: De Dietrich in kitchens, Duravit WC and hansgrohe mixer in bathrooms

Agree. In fact, the rental competition in district 10 is very strong. And the Bukit Timah line for Stevens MRT won’t be ready until 2015.
