    Comments

    1) The units

    The developer is launching Tower II.

    • Estimated maintenance fee: 1-BR $240, 2-BR $288, 3-BR $336 – 384
    • For Type A smaller 1-bedroom units, west sun in unit 14 can be blocked by unit 13.  
    • Bigger 1-bedroom units 10 & 11 enjoy quiet facing of international schools, with unblocked Orchard skyline view.  Also face northeast morning sun.
    • Type B 2-bedroom units are more spacious in layout.  But will be hit by west sun.  The 2-bedroom units in Tower I face south.

    In fact, most of the units in Tower I are north-south facing.  What a typical developer strategy — save the best for last!

    2) The layout

    3) The finishings

    • Ducted airconditioning
    • For 1 & 2 bedroom units, engineered timber floor for halls and rooms. Marble flooring for 3-bedroom units.
    • All furniture, lightings, carpet, appliances and blinds provided, except wallpaper, TV, pictures and curtain in living room. 

    Developer chose a ‘black-color theme’ for all 1-bedroom units.

    Buyers can mix and match any furniture piece from the catalog.

    Every single piece of furniture is classics behind a brand and a story — Cassina Utrecht armchair, Eames Lounge Chair, Carl Hansen easy chair and shell chair, Ambrogio and Tobia side tables, Airia desk, Eames coffee table and elliptical table, Tapas dinning chair, Bac chair, Coupe table and floor lamps, etc.

    Sorry I know nothing about furniture.  I hope my potential tenants can appreciate all these better than me.

    What happens if tenants have their own furniture and ask for an empty unit?

    4) Summary

    The sales in Twin Peaks is not strong. Soft launch is in May and it is launched to public in September. So far only 20 to 30 units are sold.

    Twin Peaks units are priced between S$2,700 to S$3,000 psf.  On the same street, the 689 sq ft units at Leonie Studio just TOP four years ago are now at $1,750 psf only.  
    The salesperson claims that a 571 sq ft unit at Twin Peaks can easily fetch S$6k in rental.  Well, no one can predict the rental market in 2014.  But the current rent for the 689 sq ft unit at Leonie Studio is S$4.2K.  Only 936 sq ft 2-bedroom units can secure S$6k. 

    Nonetheless, Twin Peaks is one of the few new launches that interest me: 

    • The site is from en-bloc of the previous Grangeford.  It has the advantage of a large site area of 130,981 sq ft.
    • It has the best of both worlds: the convenience of Orchard and the tranquil environment.
    • Hotel services and designer furniture are unique in condos.
    • Hotel services are paid by tenants on a per use basis which helps to keep the maintenance fee low.
    • Most fixtures are there.  Can collect key and have tenant moved in on the same day!
